Sacramento has two completely different garages
The alley garage. On the grid and through East Sac, the garage is a detached single-car box at the back of the lot, opening onto an alley, built when a Model A was a large vehicle. Nobody parks in it. It holds bikes, paint, a workbench, and whatever the last three tenants left. The truck works the alley, the carry is short, and the load is small. This is the $241 job.
The suburban garage. Elk Grove, Roseville, Folsom, Natomas, Rocklin. Two or three bays, direct interior access, attic trusses with plywood decking, a side gate to a big lot with a shed and an RV pad. Ten to twenty years of a family accumulates in there and none of it is small. This is the $513 to $732 job.
Those are not variations on one thing. They are two different products, and confusing them is why phone estimates on garages are worthless.
The heat is the real driver
An uninsulated Sacramento garage in a triple-digit August week runs well over 110 degrees inside, day after day, for weeks. Everything stored in it is being cooked.
What that produces, reliably:
- Plastic storage bins that have gone chalky and crack when you lift them by the handles.
- Cardboard boxes that have collapsed at the corners under their own weight.
- Foam in old cushions and car seats that has turned to dust.
- Particleboard shelving that has swelled and let go at every screw.
- Paint and adhesives that have separated and are no longer usable.
- A second fridge that gave up in the last heat run.
Which is to say: a large share of a Sacramento garage cleanout is not a decision about keeping things. It is a load of things that have already failed.
Garage conversions and ADUs
Converting the garage is one of the most common projects in this city right now, from grid alley garages turned into studios to full ADUs behind ranch houses in Arden and Tahoe Park. Almost every one of them starts with the same problem: the garage has to be completely empty before a contractor can measure, and there is nowhere else to put any of it.
Two loads, usually. The household clear-out first, priced off the ladder above. Then the build debris afterwards, which is a different list: Construction Debris $120, Contractor Bag $41 each, Concrete / Masonry Debris (per 1/4 truck) $219, Carpet (rolled) $68.
Book the first one before the contractor starts, not during. A crew working around your boxes costs more per day than the haul does.
A worked example
Two-car garage in Elk Grove, family clearing it out to park in it for the first time since they moved in.
Named heavy items: Treadmill $115 + Weight Bench $69 + Weight Set / Free Weights $93 + Refrigerator (Standard) $164 + Lawn Mower $65 + Bicycle $37 = $543.
Plus the rest of it, which is boxes, shelving and bins, and is what the volume ladder is for. Priced as a whole garage, a job like that is typically a 5/8 load at $513 or a 3/4 load at $587, and you get whichever is lower between the volume rate and the itemized total.
Smaller version, a Midtown alley garage: Bicycle $37 + Lawn Mower $65 + Storage Cabinet $74 + Bookcase, Particleboard $100 = $276, which is above the quarter-truck rate of $241, so it books at $241.
How to make the day go quickly
- Pull everything you are keeping out onto the driveway first. It is faster to protect a small pile than to check a large one.
- Separate the hazardous stuff. Paint, thinners, pesticides, pool chemicals, car batteries, propane cylinders. These do not go on a general truck. Check your county's household hazardous waste drop-off.
- Empty the second fridge a day early.
- Deal with the rafters yourself or flag them. Crews will get up there, but tell us in advance so the ladder is on the truck.
- Book the early slot from June to September. Seven in the morning in a Sacramento garage is pleasant. One in the afternoon is not.
What comes out of a Sacramento garage
Predictable across the whole metro: an above-ground pool frame and liner at $145, a portable basketball hoop at $115, patio furniture that has spent ten summers outside at $89 for the table and $30 per chair, a charcoal grill at $59, and boxes of books at $45 a box.
